Often the deciding factor isn't the kitchen or the lot size — it's an invisible line on a map that determines which public school district the home belongs to. Listing portals like StreetEasy, Zillow, and Redfin display school information, but they all attach the same warning: attendance-zone boundaries are provided by third parties, are not guaranteed accurate, and are subject to change. A listing's "zoned schools" field is a starting hint, not proof. Here is how to confirm it yourself:

Get the exact address and tax-map ID. Boundaries can split a single street, so the house number matters. Ask the listing agent for the section/block/lot (the tax-map parcel ID) used by the county assessor.

Confirm the district with the county or assessor. Nassau and Suffolk each assess property at the parcel level, and the assessment record ties the parcel to its taxing school district. The county's land-records or assessment lookup will show which district levies the school tax on that parcel.

Call the district registrar directly. This is the only fully authoritative step. Give the school district office the exact address and ask which district the home is in and which specific elementary, middle, and high school it is zoned for.
