Figures are approximate estimates that vary by line, floor, exposure, and unit, and must be verified per unit and against the offering plan. Common-charge ranges are drawn from actual active listings (e.g. studio 7E ~$3,037; 1-bed 6B $3,675 and 22A $5,386; 2-bed 8A $6,261); tax ranges are anchored to the one confirmed disclosure (1-bed 6B ~$2,036/mo) and scaled by price, so treat them as indicative only. This 2023 conversion of 685 Fifth Avenue does not appear to carry a residential 421-a tax abatement — disclosed taxes run roughly full, not near-zero — so do not assume abated taxes. The building's published unit mix is studios, 1-beds and 2-beds (plus 2-bed penthouses) with essentially no standalone 3-bedroom residences, so 3-bed figures are listed as By unit.
Highlights
Buyer Fit
Best for buyers drawn to Central Park access, landmark New York addresses, and full-service luxury buildings.
Location & Transit
In Midtown East at Fifth Avenue and 54th Street (685 Fifth Avenue), in the heart of the Fifth Avenue luxury-retail corridor. The E and M trains at 5 Av/53 St are right at the door (about 200 ft); MoMA, Rockefeller Center and the Fifth Avenue flagships are an easy walk, and Central Park's southern edge is roughly ten blocks north.
Project Background
SHVO's full-building conversion of the landmark 1926 tower at 685 Fifth Avenue — once Gucci's global headquarters — into 65 fully-furnished, turnkey Mandarin Oriental–branded residences. Marin Architects kept 15 existing floors and added 8 above for a 29-story building, with interiors led by March and White Design and legendary Mandarin Oriental hotel service for residents. The signature draw: a rooftop crowned by Boulud Privé, Michelin-starred chef Daniel Boulud's first private dining concept, and a rooftop pool and cabanas serviced by it — an amenity package no other Fifth Avenue building can replicate.
