These are approximate estimates drawn from observed unit listings; actual figures vary by line, floor, and unit and must be verified per unit. One Manhattan Square carries one of Manhattan's last 20-year 421-a tax abatements (expiring ~2039), so monthly property taxes are nominal during the abatement term and will step up as the abatement phases out.

Highlights

Buyer Fit

Best for buyers who value downtown life, finance or tech commutes, restaurants, and resale liquidity.

Location & Transit

On the Lower East Side / Two Bridges waterfront (252 South Street, entrance on Cherry Street), right on the East River greenway. The F train at East Broadway is the closest subway; the F/M/J/Z transfer at Delancey/Essex is a longer walk. You step out onto the riverside run/bike path, with the Lower East Side's restaurant and nightlife blocks just north.

Project Background

One Manhattan Square is Extell's roughly 80-story, 800-foot glass tower on the East River waterfront in the Lower East Side (completed 2019): architecture by Adamson Associates, interiors by Meyer Davis Studio, landscape by West 8, with 815 residences. Its defining draw is over 100,000 sq ft of private amenities anchored by more than an acre of gardens billed as "NYC's largest private garden" — a scale almost impossible to replicate this close to downtown.
