Hicksville

Hicksville sits at the geographic center of Nassau County and grew up around its railroad in the post-war boom. South of Old Country Road, much of the housing is Levitt-era — Cape Cods and ranches on compact lots from the late 1940s and 1950s — while blocks to the north add split-levels, raised ranches, and Colonials from the 1960s and 1970s. The stock is overwhelmingly detached single-family, with some two-family houses and, increasingly, new transit-oriented apartments and townhomes near the station, such as Fieldstone at North Broadway. It stays relatively attainable for Nassau.

The Long Island Rail Road is the defining asset. Hicksville is a Main Line hub and transfer point for the Port Jefferson and Ronkonkoma branches, with direct trains to Penn Station in roughly 45 minutes and to Grand Central Madison in a comparable window. The completed Main Line Third Track added capacity, and a future Amtrak Northeast Regional stop has been announced. NY 106/107 (Broadway) connects to the Northern State Parkway and the Long Island Expressway (I-495).

Downtown is mid-revitalization, with state grants funding station and public-space upgrades, a more walkable Broadway, and new mixed-use units. Broadway and South Broadway anchor retail and dining, including a South Asian commercial strip with Patel Brothers and restaurants such as Chennai Dosas. The former Broadway Mall is being reimagined as The Shops on Broadway. Schools fall under the Hicksville Union Free School District, including Burns Avenue, Dutch Lane, and Lee Avenue elementary and Hicksville Middle and High schools.
